If you signed within the last two weeks, send Template 1 today. The rescission right is non-waivable, gives a full refund, and expires in five to fifteen days. Nothing else in this toolkit comes close to being worth as much.
Three rules for everything here:
In writing. A phone call is not a rescission, not a deed-back request, and not a dispute.
To the address in the document, not the address on the building.
Certified mail with return receipt, photograph the envelope, keep everything.
Template 1 — Rescission letter

Template 4 — Deed-back / surrender request
The most underused document in this field. Most operators have a program; most owners never ask.

Template 6 — Pre-default letter
Send before you stop paying. It produces a surrender more often than owners expect, because foreclosing on a low-value interest costs the association money.

Template 7 — Transfer verification checklist
Several exit scams work precisely because the transfer is never completed. Do not consider yourself out until every box is checked.

- Executors: do not pay fees from estate funds before deciding, and tell the heirs about the disclaimer deadline in writing.
